1. Complete the booking form and send it to us with your deposit of 1/3 the total payment. If your holiday starts within one month of the date you make the booking, you are required to pay the total price.
2. The balance due must be received at least one month before the beginning of the period booked. If we do not receive it when due, we shall with regret, make your booking available to others.
3. All payments must be made in sterling.
4. Once we have accepted your booking and payment a contract has been entered into.
5. When you sign the booking form you warrant: that you are over 18 years old and have the authority of any persons who will accompany you during the period booked; that you sign on their behalf and indemnify us against all loss and damage arising directly or indirectly to the property and its contents and to our neighbour’s property, from deliberate or negligent act or accident or omission by yourself or any person accompanying you.
6. We shall not be responsible for any loss, damage to belongings, or injuries sustained by you and persons accompanying you.
7. You must arrange your own cancellation and travel insurance.
8. If you cancel a booking for any reason you must notify us in writing and whatever you have paid (less £50) will be returned to you if the booking is taken up by someone else. No refund can be made if the cancelled booking is not relet. We can in some cases transfer bookings to a new date if this is requested more than one month from the start of the holiday.
9. We may cancel a booking at any time before the date on which it begins but would only expect to do this for a reason unforeseen by us at the time your booking was accepted and we shall refund in full all money received by us for the booking.
10. Anyone with our authority may have access during your stay. This is unlikely to happen but if it does, we shall give as much warning as we can. There will be no need for you to stay in, since our housekeeper can accompany the visitor.
11. To allow time to prepare for you and your successors, you may not enter the property before 3pm on the day of your arrival and you must leave before 11am on departure day.
12. Excluding babies in cots, the number of people sleeping in the property must never exceed the maximum number stated.
13. Where one dog is permitted, they must be kept off the furniture and under control and they are not allowed in the bedrooms. No other pets are permitted.
14. Your booking must be for holiday purposes only and must not be used for large gatherings such as weddings or parties for persons not resident. Amplified sound systems are not permitted and consideration given to our neighbours.
